Project phase: Detailed construction design
Year: 2009–2023
Status: Completed

The Plachta apartment buildings form a residential development along Na Občinách and Rybova streets in the Malšovice district of Hradec Králové. This location in the southeast of the city combines urban living with proximity to the Novohradecké forests. Nearby sports facilities, playgrounds, walking routes and cycling opportunities provide a setting for everyday life.

The development is characterised by light-coloured façades combined with warm reddish-brown surfaces. Projecting balconies, recessed loggias and set-back upper floors articulate the individual buildings. These elements establish a varied rhythm across the elevations and break the building volumes into smaller, visually distinct parts. Colour accents appear at both ground level and on the upper floors, giving the buildings a shared architectural expression.

Outdoor living spaces are a prominent feature. Balconies and loggias extend the apartments towards their surroundings, while terraces on the set-back floors incorporate lightweight pergola structures. Alternating open and covered areas give the façades depth and create places in both sun and shade. Trees and other planting around the buildings soften the transition between the development and the street.

Five apartment buildings containing a total of 135 apartments are complemented by a sixth building. Most apartments have balconies, and parking is provided in garages and designated garage spaces. The development brings together a variety of building forms through a consistent approach to façades and outdoor spaces.
