The redevelopment of the former Kávoviny manufacturing site in Pardubice creates housing close to the city centre. The area between the railway corridor and Na Spravedlnosti, Rokycanova and K Vinici streets is connected to the surrounding residential neighbourhood and nearby amenities.

The concept emphasises a human scale, a clear network of streets and a hierarchy of public, semi-public and private spaces. Apartment buildings are complemented by green courtyards, pedestrian routes and front gardens. Articulated building volumes, balconies and terraces soften the scale of the development and create a transition between the buildings and their outdoor spaces.
